More service, less effort. Bookings become loyal guests.
The automation and service-quality layer for vacation rental hosts: cleaning and service providers coordinated, guest communication curated, upsells automated – complementing your existing booking system, not replacing it.
Here's what that looks like in practice: a new booking automatically creates the cleaning task, your guest gets their digital boarding pass with WiFi, door code, and curated tips, and every booked extra gets paid and settled automatically.
The booking comes through a platform. But everything after that is on you: the note with the WiFi password, the question at 10:30 PM about the door code or the parking spot. Whether you rent out one apartment or twenty, this is exactly where most of your time goes. Your prices are probably already optimized, there are good tools for that. What is usually missing is the relationship with the guest itself: the feeling, for them, of being expected rather than just checked in. That is exactly what BOOQnb is for, for one apartment just as much as for an entire portfolio.
Cleaning, service, and revenue: all in sync.
Exactly what channel managers and booking systems have only scratched the surface of.
Every new booking automatically creates a task. If the date changes or the guest cancels, your cleaner knows right away, no WhatsApp messages or spreadsheets involved. You and your partners see the status live.
The digital boarding pass is like a personal concierge: it looks after your guest from the first day after booking, gets them ready for the stay, and keeps the WiFi password, access code, and curated tips all in one place. That way, your guest feels as welcome as among friends, long before they arrive.
Offer your guests your own extras, like a late check-out or a breakfast basket, and work with local partners, such as experience, transfer, or wellness providers. Whether it's your own offer or a partner's, you automatically earn on every sale.
Every booking becomes a personal invitation. No matter where it came from.
Right after booking, your guest receives their digital boarding pass, no app download, no login. Contactless check-in, the door code at the right time, all the information in one place: your concierge service starts before arrival – no matter whether the booking came through Airbnb, Booking.com, or your own website.
-
Magic Link A cryptographically secured, twelve-character code. Sent by email right after booking, no matter how far away the stay is.
-
Time-locked security vault WiFi password and door code stay locked until check-in time. No risk of codes circulating before arrival.
-
Works without a signal, too Door codes and arrival instructions are stored securely on the guest's phone. Even in a dead zone, everything is still accessible.
-
Access technically secured Access to the property verifies itself directly on the guest's phone. Entering the wrong property is technically impossible.

Real tips. Not a wall of information.
Your guest doesn't get a list from the tourist office, they get curated recommendations from you: the restaurant only locals know, the viewpoint away from the tour groups. Whatever you can't offer yourself, your network takes care of automatically, from a reserved table to an in-apartment massage. Payment happens directly in the boarding pass, and the payout and your commission run automatically in the background.
-
Your own recommendations You add your tips to the boarding pass, your guest sees them before any other suggestion. Not a generic list, your advice.
-
Paying with a single tap The guest taps once with Face ID or a fingerprint. The booking runs in the background through Stripe or another modern payment method, depending on what your service provider uses.
-
Instant settlement in the background The service provider gets their share, you get your commission. No manual settling, no spreadsheet at month's end.
-
Own payment account per provider Before a guest can book, your service provider connects their own Stripe account. That keeps payment flows cleanly separated for accounting.
And your partner network grows with it.
Your own recommendations are just the start. You invite service providers like restaurants, wellness providers, or the bakery next door for free, by email or by QR code on site, and you earn a share as soon as they offer your guests something.
You invite, your service provider refers the next one. Every new host brings their own partners. The network grows on its own, you don't have to go looking.
Enthusiasm turns into a direct relationship.
The first booking belongs to the platform, commission included. Every one after that belongs to you: a documented, legally sound connection to your guest, without them ever installing an app – and without commission to a third party.
-
1The booking platform Your guest arrives through the booking platform. It's the most expensive way to reach new bookings, but also the fastest.
-
2The stay Your boarding pass makes sure they feel genuinely cared for, not just checked in. That's the moment that stays with them.
-
3The loyal guest Confirmed with double opt-in, GDPR-compliant documentation, ready for your own guest communication, stay after stay.
Every stay can turn into a loyal guest: documented, GDPR-compliant, without your guests ever installing an app.
You're on autopilot.
Cleaning coordination and billing happen without you lifting a finger. You only see them when something's stuck. At BOOQnb, independence means less administration, not more.
What's actually possible when great service gets guests to book direct more often?
Choose your starting point for the website and booking system, then set property count, commission rate, and direct-booker share. The chart and ten-year forecast show you the month from which model and BOOQnb costs pay off against your commission savings.
A direct channel also needs a website and a booking system, independent of BOOQnb. Pick whichever fits you best, we factor both costs into the payback calculation together.
| Year | Cost (cumulative) |
Additional net return (cumulative)* |
Additional net return (per year) |
ROI (pre-tax)** |
|---|
* Saved platform commissions (OTAs) plus extra revenue from higher occupancy, minus the SaaS software fees.
** ROI (Return on Investment), pre-tax. Shows the return on the total capital deployed up to that year (one-time costs plus running costs).
* Examples of major travel platforms: Airbnb, Booking.com, FeWo-direkt, Vrbo. Commission rates vary by visibility tier and host program, typically between 3% and 25%. The BOOQnb fee is based on the current pilot pricing shown in the pricing section, model costs are market examples. Amounts marked with * in the models are the cost of that booking system or its setup, independent of a website you already have or newly build. All cumulative values are nominal, not discounted to present value (no net-present-value calculation), see the methodology section below the table for details.
1. Why don't we discount for the cost of capital?
All cumulative values in this calculator are nominal: a euro of profit in year 10 counts the same as a euro in year 1. A full investment appraisal would discount future cash flows using a cost-of-capital rate (net present value method), making later profit count for somewhat less. We deliberately skip this because, at the investment sizes typical here (a few hundred to a few thousand euros), it barely moves the numbers, while it would make the calculator considerably more complex. If you need a formal investment appraisal, discount the figures shown here using an appropriate cost-of-capital rate.
2. Why doesn't the full revenue from filled gaps count?
An extra night sold isn't automatically pure profit, variable costs apply (supplies, payment fees, extra effort). We therefore apply an 80% contribution margin: of every euro of extra revenue from filling gaps, we count 80 cents as actual benefit. Commission savings don't need this discount, they're a genuine 1:1 saving with no added cost.
3. Why is the rate for filled gaps lower than your average rate?
Nights that currently stay unsold tend to be the weaker-demand ones: off-season, edge days, last-minute availability. We therefore apply 80% of your average rate to these nights, not the full average. Combined with the contribution-margin discount (point 2), that's a roughly 36% combined discount versus a naive calculation at full average rate.
4. What exactly does the ROI refer to?
ROI relates cumulative net return to cumulative total cost of that same year (one-time costs plus all running costs incurred so far). It shows the return on the total capital deployed, not just the initial outlay, and grows each year that net return keeps outpacing cost.
5. Are these figures before or after tax?
All figures in this calculator are gross, before income or corporate tax. How much is left after tax depends on your individual tax situation, which a general calculator can't model.
6. Does the BOOQnb fee really apply for the full 10 years?
The BOOQnb fee used here (€199 one-time, then €29/month from year 3 on the Pro plan) is a limited-time pilot condition for early customers, not a long-term guaranteed price structure. Building a 10-year forecast on it is a simplification, it reflects the currently valid terms in the pricing section.
7. What other simplifications are baked into the model?
We don't account for inflation, your revenue per property stays constant over 10 years except for the growing direct-booker share. That tends to understate the benefit rather than overstate it. The direct-booker share grows compound-interest-style up to a hard cap of 100%, in practice such a curve would more likely flatten out (a saturation effect) rather than keep growing unchecked.
8. How is the extra upsell revenue calculated?
We estimate your stays per year by dividing the nights booked across all properties each year by 4, the average length of stay in the DACH region. Each stay is an opportunity for an upsell through the Boarding Pass, for example an earlier check-in, a welcome basket, or a later check-out. The slider value is already your net share after the service provider's cut, so it flows straight into your additional potential without any further discount. It's an average: not every stay actually produces an upsell, but others bring in more than one.

I add my own tips to the boarding pass, the restaurant I genuinely love, not the list from a guidebook. One guest wrote to tell me it was the first time they felt truly cared for, not just checked in. And I don't spend my evenings on the phone explaining door codes anymore.Mara Grundner
